About Windmill Developments and The Plant Condos
Located at Queen Street West and Dovercourt Street, The Plant Condos is a new mixed-use development that encourages its residents to live a green lifestyle in the heart of Toronto. The development will have suites, retail space, office space and townhome suites. To enhance sustainability, The Plant Condos will allow residents to use an internal greenhouse and will provide access to a green roof and micro gardens. The innovative project is developed by Windmill, a pioneer in green developments, who is dedicated to changing current practices using its triple bottom line approach of people + planet + profits. Windmill takes pride in its landmark portfolio of “green” real estate and its commitment to long-term, sustainable innovations. The challenge: a “greener” alternative to traditional hoarding systems

Typically, with traditional hoarding structures, the graphics are printed on aluminum panels before being attached directly to plywood hoarding. This process results in multiple visits to the site and double the amount of material that ends up in the landfill. For most construction sites, safety signs are also installed separately, resulting in additional material and waste. To align with Windmill’s sustainability vision, a “greener” alternative to traditional hoarding needed to be implemented. The reusable, engineer-approved Greenloc system was the right choice for this innovative project.olution to streamline costs and operations associated with hoarding. The Greenloc team offered an inclusive solution by managing the supply, storage and installation of renovation. Efficiency was increased as the panels were stored for later use at other stores in the mall.

"We are very pleased with Greenloc’s hoarding at The Plant.

The boards were installed easily, the graphics look great and the re-usable material reinforces our commitment to the environmental sustainability of the project. The Greenloc team was very responsive and flexible to work with and we would certainly recommend their product to others.”

Mall Hoarding

QuadReal was looking for a solution to streamline costs and operations associated with hoarding.
The Greenloc team offered an inclusive solution by managing the supply, storage and installation of renovation.
Efficiency was increased as the panels were stored for later use at other stores in the mall.

PEOPLE’S JEWELLERY
For each project, the panels were cut to fit the custom height of the ceiling. At People’s Jewellery, the hoarding was adjusted to fit three different ceiling heights. Single or double doors can be added for easy access in and out of the site.

A & W
Installation can be done overnight to avoid disruption to the mall traffic. At the end of the project, the panels are cleaned, stored and reused at a new project.

HICKORY FARMS
The panels are made out of recylced PVC and are easily attached using clamps and joiners. Unlike traditional drywall, there is no need for taping, sanding or painting. The installation process is clean, easy and simple.

BENTLEY
Marketing graphics can be directly applied to the smooth surface of the panels. The PVC panels come in a glossy white finish that looks professional with and without graphics.

EB GAMES
Our goal is to simplify the hoarding process by providing installation, storage, printing and installing of graphics.

CALENDAR CLUB
Depending on the scope of the project, the panels can be rented or purchased.

"We do renovations on an ongoing basis and needed a hoarding system that reduces costs without compromising the quality of the end result. Greenloc turned out to be the right solution for us as we opted to store and reuse the hoarding for each renovation project. Gord and the team were reliable and proved to be resourceful in finding new ways to adapt the hoarding to our individual needs at Cloverdale. Overall, we are extremely pleased with our decision to switch to Greenloc and would highly recommend this system as an efficient alternative to drywall.

When I first approached your company I was not familiar with your product and installations but your rep Gord was extremely helpful and even brought some mock samples down to the jobsite for us to look at. The client loved it and the final finish of the product is outstanding. Furthermore your sustainability factor that aligns with our company values is so important to us and our clients. I don’t know of any other company leading the industry in this scope of construction aids, it’s something Greenloc should be very proud of and Chandos is pleased to have you be part of our supplier network.”

The Greenloc team worked closely with multiple departments from The Daniels Corporation in order to ensure that safety, installation and marketing requirements are fulfilled according to site specific needs.

One of the major challenges of the project was the extreme weather condition. Wesley’s project manager expected very high wind speeds over the course of the project, which was no surprise given that the site is located in Mississauga, one of GTA’s windiest regions. The Greenloc system successfully withstood the test of extreme winds, snow and freezing temperatures. In fact, the crew managed to install the hoarding in temperatures below -26 degrees Celsius/ -14.8 Fahrenheit.

In addition to resisting harsh winter conditions, the Greenloc system also proved itself to perform very well when faced with certain work site accidents. The hoarding was tipped over twice by snowplows which backed up into it but the system’s only damage was a broken panel which was replaced in 10 minutes, with minimum effort and costs. This shows the outstanding performance of the Greenloc system in contrast with plywood hoarding, which could have required the entire frame to be replaced in case of damage.

Located only minutes away from Mississauga City Centre, the Wesley Tower stands at the heart of a vibrant and diverse community. It was important that the Greenloc system would not only act as a barrier from debris and noise, but would also integrate seamlessly in the urban scenery through an outstanding blend of public art and marketing graphics. The Greenloc team worked closely with Wesley’s marketing manager and their advertising agency to ensure a smooth installation of the graphics.

"The Greenloc system provided an innovative and environmentally friendly way to not only create a safety barrier around the construction site, but also a great opportunity to promote our new project with our marketing graphics and public art.

The Greenloc team’s experience in large format advertising assisted in the process in having our creative design elements printed and installed. It is clear that customer service is important to Greenloc, and ensuring that their clients are 100% satisfied throughout the entire process. The Greenloc system provided a great exterior hoarding alternative, with quality graphics and consideration for the environment.

SOLUTION

Scaffold

The Greenloc team worked closely with Chandos in order to make sure that all the custom requirements of the project are met. The main challenge was to find a solution in order to prevent any of the patio’s steel columns and ironwork from being scratched or damaged during the hoarding installation. As a result, the Greenloc team wrapped all the ironwork in Styrofoam during installation.

Another challenge was that we could not drill into the patio stone. In order to overcome this, the Greenloc system was installed using an engineer approved scaffold structure in order to support the hoarding.

Located at a major intersection in downtown Toronto, the Earls location has a high volume of foot traffic. Greenloc Hoarding was chosen in order to dampen the construction site noise and prevent any dust or debris from reaching the public. Most importantly, the hoarding had to maintain a professional and welcoming appearance to Earls’ customers. To achieve this, vinyl graphics with the Earls corporate branding were applied directly to the smooth surface of the Greenloc panels. The result is a seamless application with a glossy finish which promotes the “business as usual” look.

As with any Greenloc project, safety comes above everything else. The scaffold installation of Greenloc Environmental Hoarding is engineer approved and designed to withstand the harshest weather conditions including snow, wind and extremely cold temperatures.

Upon completion of the Earls project, the Greenloc system was uninstalled and the panels were checked for quality control before being stored and reused in a different project. This is part of Greenloc’s commitment to minimizing landfill waste and increasing the amount of recycled and reused content at the construction site.
